By Justin Armbruster – Your Trusted Topeka Realtor & Relocation Guide
Over the years, I’ve helped a lot of people relocate to Topeka from Omaha, Dallas, Denver, California, you name it. And I can honestly say: helping someone move to a new city is one of my favorite parts of this job.
Why? Because I get to hype up a place I truly believe in. And more often than not, I get to watch people go from hesitant to “I can’t believe I didn’t move here sooner.”
Here’s what I’ve noticed: most people moving to Topeka don’t quite know what to expect. But they walk away surprised, in the best way.
They expect small. They find community.
Topeka isn’t a massive metro, and that’s exactly what people end up loving. It’s big enough to have everything you need: local coffee shops, live music, boutique gyms, a solid food scene but small enough that it feels like home fast.
People here are kind. They wave at you on the street. They bring casseroles when you move in. And if you’re willing to show up to a church group, a school event, or a Friday night ballgame, Topeka will welcome you with open arms.

They expect slow. They find momentum.
This one surprises folks. Topeka has been quietly reinventing itself over the last decade. New businesses are popping up, downtown is being revitalized, and the city is investing in things that matter—parks, art, education, and infrastructure.
I always encourage people to walk around Evergy Plaza, grab lunch in NOTO, or catch a Washburn game. You’ll see the pride locals have in their city. There’s a pulse here. A strong one. And more and more people are paying attention.
They expect average. They find a better lifestyle.
Affordability is one thing, but Topeka offers more than just a low price tag. Most folks moving from bigger cities are shocked by what their budget can get here. Whether it’s a fully updated 3-bedroom with a backyard or a new build near Lake Shawnee, Topeka gives people breathing room—financially and physically.
Plus, shorter commutes mean more time at home and less time in traffic. Public schools are strong, especially if you’re eyeing the Washburn Rural School District, and you’re never far from green space.
It’s not just cheaper here. It’s calmer. Simpler. Easier to build a life.

Real People, Real Stories
Not long ago, I worked with a couple relocating from Nebraska. They were unsure about Topeka and had never spent much time here. We toured some homes, visited a few neighborhoods, and I showed them around town like I would a friend.
They ended up moving into a quiet subdivision on the southwest side and now say it’s the best decision they’ve ever made. They found a house they love, a church that feels like family, and a community that welcomed them from day one.
That’s what I get to be part of, and why I love what I do.
