A Realtor’s commission fee may feel like an unnecessary expense, but more than likely you won’t actually save money by avoiding it. You have to think of it as saving 3% because almost all buyer’s use a Realtor of their own. So how can hiring your own Realtor actually save you the 3% you would be paying them? A listing agent can save you money by helping you price your home, negotiating, providing quality vendors to fix repairs, increasing the chances of multiple offers, and marketing your home professionally on the MLS. All of these items will easily off set the 3% you would be paying in commission, and often times more!

2. Picture Quality

When it comes to marketing your home, it couldn’t be more true that a picture speaks a thousand words. High quality photographs are a must if you expect your home to get the attention and showings it deserves. Depending on the size of your home, it’s not unheard of to put up to 30 pictures wherever you’re doing your marketing, but it’s also important to remember that less is more. You don’t need every square inch of the house photographed. Leave a little bit of it to the buyers imagination. Give them a reason to want to see the house in person.

The typical seller’s response is “I can always come down.” The majority of the showings come within the first week of marketing and history shows that when a home has a price reduction or has been on the market for too long, it will sell for less than if it were priced right in the beginning. If you price your home right in the beginning, you will almost always get more money out of your home than if you overprice it.This is another avenue where using a Realtor can actually net you more money.

A common mistake is not maintaining their home during the seller’s ownership. Too often sellers want to pass on to the next buyer the necessary maintenance and still expect their home to appreciate. Painting, siding, carpet, lawn and landscaping are all examples of things that need maintained.  It’s never too late to make repairs and improvements to help you get top dollar. If you want to sell for top price you need to have your home in tip top condition.

5. Waiting Until Spring To List Your Home

Potential spring buyers usually get started looking right after the holiday season, while sellers think they need to wait until April or May for the market to heat up. A good strategy for sellers is put your home on the market in January or February.  There will be plenty of buyers looking but not as many sellers.  You have less competition which should cause your house to sell faster and for more money.
